Living in Meadowvale Village
Mississauga, ON — a historic village and newer estates in north Mississauga near the Credit River
Why is Meadowvale Village a heritage district?
The village was founded around 1820 as a mill community on the Credit River. In 1980, the City of Mississauga designated its historic core as the Meadowvale Village Heritage Conservation District, the first heritage conservation district in Ontario. The district protects the scale and character of its nineteenth-century houses, streets and landscape, so exterior changes, additions and new buildings inside it generally need a heritage permit. Only a small number of homes are inside the district; most of the community is newer subdivisions around it.
What kind of homes are for sale in Meadowvale Village?
Most listings are houses in the subdivisions built from the late 1990s through the 2000s, on streets such as Knotty Pine Grove, Navigator Drive, Brass Winds Place and Avocado Crescent, plus semi-detached homes and freehold townhouses. Condo townhouse communities are common too, including 7101 and 7105 Branigan Gate (1998), 7284 Bellshire Gate (2001), 7155 Magistrate Terrace and 770 Othello Court (2005), and 7360 Zinnia Place. What is it like to live in Meadowvale Village?
The community is quiet and family-oriented, with the Credit River valley and its parks and trails on the doorstep of the historic core. Highways 401 and 407 are close, which makes it convenient for commuters to the airport area and across the region, and shopping is at plazas along Derry Road, Mavis Road and nearby Heartland Town Centre. Schools come under the Peel District School Board and the Dufferin-Peel Catholic District School Board; confirm the school for any address.
What should buyers check?
Inside the heritage district, confirm the property's status and ask the seller about past heritage permits before planning renovations. In the newer subdivisions, homes from the late 1990s and early 2000s may be due for roofs, furnaces and air conditioners. For condo townhouses, read the status certificate and reserve fund study and ask what the fee covers. Properties near the Credit River may be within Credit Valley Conservation's regulated area.
