Freehold or condo townhouse: what's the difference for a tenant?

In a freehold townhouse, the owner, and often the tenant under the lease, is responsible for snow clearing, lawn care and sometimes minor maintenance, so read the lease carefully. In a condo townhouse, the corporation usually handles the exterior and grounds, but you'll have to follow its rules on parking, pets, garbage and changes to the unit. Stacked townhouses feel more like apartments, with neighbours above or below. Either way, ask who pays each utility, since townhouse tenants often pay gas, hydro and water separately.
What should you know before you sign?
Start with the practical questions a townhouse raises: how many parking spaces and whether the garage is yours to use, who looks after the furnace, water heater and appliances, and whether the basement is part of your unit or rented to someone else. Then check the paperwork. Ontario's standard lease form applies to most private rentals, and the only upfront money a landlord may take is last month's rent plus a key deposit that you get back. Ask when the home was first lived in, because newer homes, those first occupied after late 2018, aren't subject to the yearly rent increase guideline; the province's rent increase rules explain the details. Before you move in, photograph every room with the date, and arrange tenant insurance.
