About Burlington
Renting a Condo in Burlington
Most of Burlington's condo rentals sit in a few areas, and each one feels different. Downtown Burlington runs along Brant Street down to the lake and Spencer Smith Park. It is the most walkable part of the city, with shops, patios and the waterfront trail close by. The area around Burlington GO on Fairview Street suits renters who take the train to Toronto every day. Uptown, around Appleby Line and Upper Middle Road, has newer mid-rise buildings close to grocery stores and big shops. Alton Village in the north end adds newer condos near Highway 407.
Pick the building, not just the unit
Two units with the same rent can be very different to live in. Some buildings are mostly owners, and others have many rented suites. That can change how quiet the building is, how the elevators and amenities are booked, and how strict the move-in rules are. Our guide to rental vs. owner-occupied condo buildings explains what to look for. You can also browse every building in the city in our Burlington condo building directory.
What to expect when you apply
Ontario landlords usually ask for a rental application, proof of income, a credit check and a reference from a past landlord. Most condo leases run for 12 months on Ontario's standard lease form. Have your papers ready before you book a showing, so you can apply the same day if you like the unit.

Burlington FAQ
Which parts of Burlington have the most condos for rent?
Downtown Burlington along Brant Street, the area around Burlington GO, Uptown near Appleby Line and Upper Middle Road, and Alton Village in the north end. The live listings on this page show what's available right now.
Is parking included in a Burlington condo rental?
It depends on the unit. Some leases include a parking spot and a locker, and some don't. Check the listing and ask the landlord before you apply, so you're comparing the full cost and not just the rent.
Can I rent a Burlington condo for less than a year?
Often not. Many condo buildings set a minimum lease length, often 12 months, and ban short-term rentals. The building's own rules decide this, so confirm them before you plan on a short lease.
Do I need a guarantor to rent a condo in Burlington?
Not always. Landlords are more likely to ask for one if you're new to Canada, self-employed with income that changes month to month, or a student without a credit history.
