The Baxter is a 12-storey Molinaro Group condominium at 399 Elizabeth Street, completed in 2006 a block from Brant Street in downtown Burlington's Brant neighbourhood. With 122 suites, it's a mid-sized building among the cluster of downtown towers that includes 430 Pearl Street and Bridgewater Residences.

Suites vary enormously in size, from about 700 square feet to nearly 3,000, in one-bedroom, two-bedroom and two-plus-den plans. The largest units are among the most spacious condos downtown, which makes the building a natural choice for downsizers leaving large houses who still want room for entertaining. There's a concierge, an exercise room, a games room, guest suites, a car wash and BBQ facilities. Pet owners are accommodated, subject to restrictions.

Halton Standard Condominium Corporation 504 is managed by Progress Property Management. With suites of such different sizes, fees vary widely between units, so compare them per square foot, and review the reserve fund study for work planned on the garage and mechanical systems.

Almost everything downtown is on foot. Gore Variety & Cigars, an LCBO, The Dickens and The Gym on Pearl are all within about 100 metres, and two coffee shops, a steakhouse and a Chinese restaurant are about 200 metres away. Brant Street's shops, Spencer Smith Park and the waterfront promenade are a few minutes' walk. Burlington GO is a short distance north, and the QEW is close. For buyers who want downtown living with the space of a house, few buildings in Burlington offer suites this large, and they rarely stay on the market long.
