Where are the condos in Humber Bay Shores?

The towers sit in three groups. The closest to the water are on the short streets between Lake Shore Boulevard West and the lake: Shore Breeze Drive (Eau du Soleil, Jade), Annie Craig Drive (Vita on the Lake, Lago, Ocean Club, Water's Edge at the Cove) and Marine Parade Drive (Explorer at Waterview, Waterscapes, Riva Del Lago). Along Lake Shore itself are Palace Pier and Palace Place at the east end, then Waterford Towers, Westlake, Beyond the Sea, Marina Del Rey and Grand Harbour. North of Lake Shore, on Park Lawn Road, Legion Road and Manitoba Street, are Key West, Westlake Encore, South Beach, California Condos, iLofts and the Mystic Pointe buildings. Older tower, newer tower or loft?

Humber Bay Shores has all three, and they suit different buyers. The oldest towers, like Palace Pier from the late 1970s and Marina Del Rey from the early 1990s, tend to have bigger suites and more storage for the price. The trade-off is that older buildings need more work over time, such as windows, balconies, elevators and garages, paid for from the reserve fund or a special charge to owners. The newer towers along Shore Breeze and Annie Craig have modern layouts, big windows and long amenity lists, but suites are often smaller and the fees cover a lot of shared space. For something different, the Mystic Pointe lofts on Manitoba Street include two-storey suites with very high ceilings in a converted distillery.

Water side or north of Lake Shore?

The buildings closest to the lake are next to Humber Bay Park and the waterfront trail, and many suites have open lake or skyline views. Those views are a big part of the price, and they depend a lot on the floor and which way the suite faces, so two suites in the same building can be priced very differently. The buildings north of Lake Shore are a short walk from the water and closer to the Gardiner ramps at Park Lawn Road. They often cost less for the same size, and some have views over the parks and the creek instead of the lake.

What to check before you make an offer

With this many towers, comparing buildings matters as much as comparing suites. Before you buy, look at these things:

  • The status certificate. It shows the reserve fund, any lawsuits and any planned fee increases. Our status certificate guide walks through what to look for.
  • What the fee covers. Heat, hydro and water may or may not be included, and big amenity packages cost money to run. Our guide to judging condo maintenance fees explains what the monthly fee should cover.
  • Wind and water exposure. Lakefront towers take a lot of weather. Ask about balcony and window repairs and how the building has dealt with leaks.
  • Parking and locker. Check that the suite comes with them and that they are owned, not rented from the building.
  • Elevators. In the tallest towers, the number of elevators and how well they are kept up affects daily life. Ask owners or the property manager.

From July to September 2026, 116 condo apartments sold, 105 sellers took their home off the market without relisting and 109 came back at a lower price — a 52% sell-through. Over July to September 2026, homes sold for a median 94.0% of their first asking price, and the median sold price per square foot was down 6.1% from the same months a year earlier.

  • Months of inventory: homes for sale today, divided by the average number sold per month. Fewer months means less choice for buyers.
  • Sell-through: of the sellers whose listing ended, the share who actually sold. A seller who takes their home off the market and doesn’t list it again within 60 days counts as not selling. A home that comes off and goes back on (often a day later, at a lower price) counts as a price cut, not a seller giving up.
  • Sold vs. first asking price: what homes sold for, compared with the price they were first listed at. We follow a home back through any relists, because a relist starts a new MLS® listing and hides the earlier, higher price.
  • Price trend: the median sold price per square foot, compared with the same three months a year earlier.

  • Buyer’s market: over 6 months of inventory, or under 50% sell-through (more sellers giving up than selling).
  • Balanced market: everything in between, including low inventory where sellers are cutting prices, relisting or pulling their homes.
