What a square foot of condo actually sells for in Mississauga, Oakville, Burlington and Milton, tracked month by month from closed MLS® sales. Updated each month, free to quote and download.
In the three months to September 2026, condo apartments in Mississauga, Oakville, Burlington and Milton sold for a median of about $579 per square foot, 10.0% lower than a year earlier. That puts the GTA West Condo Price Index at 89.3, where the 2025 average is 100.

How to read the index
The index follows one number: the price a condo apartment sold for, divided by its size. Price per square foot lets you compare a small unit with a large one on the same footing, so a month heavy in big suites does not look like a jump in prices.
The index number makes the trend easy to read. The 2025 average is set to 100. A reading of 95 means a square foot sold for 5% less than it did on average in 2025. A reading of 105 means 5% more. Each city is measured against its own 2025 average, so the lines show how prices moved, not which city costs more. For that, use the price per square foot table.

How it is calculated
Source. Closed sales of condo apartments reported on the TRREB/PropTx MLS® system in Mississauga, Oakville, Burlington and Milton. Townhouses, rentals and listings that did not sell are left out. The data starts in November 2024, the first month with complete sold records in our feed.
The measure. For each city and month we take the median sold price per square foot. Listings give size as a range, such as 600 to 699 square feet, so we use the middle of the range.
Smoothing. Each figure is a three-month average: the monthly medians for that month and the two before it, weighted by how many condos sold in each. A single month can swing on a few sales, especially in Milton.
The index. Each city’s three-month figure divided by its own 2025 average, times 100. GTA West combines the four cities, weighting each by its sales that month.
Small samples. In the city figures, a month with fewer than 3 sales counts toward the sales total but not the price, and a three-month figure needs at least 12 sales. A neighbourhood needs at least 20 sales over the last 12 months to be listed, and its figure blends all of them, weighted by sales.
Revisions. Late-reported sales can move the newest two months a little. After that, each month is locked and never changes.

Common questions
What is the GTA West Condo Price Index?
A monthly measure of what condo apartments sell for per square foot in Mississauga, Oakville, Burlington and Milton. It uses closed MLS® sales, not asking prices, and sets the 2025 average to 100 so you can see how prices have moved since.
Why price per square foot instead of the average sale price?
The average sale price moves when the mix of units changes. If more large suites sell one month, the average goes up even when nothing got more expensive. Price per square foot compares every sale on the same footing.
How often is it updated?
Once a month, early in the month, when the previous month’s sales are in. The newest two months can shift slightly as late sales are reported. Older months are locked.

Why do the cities start at different points on the chart?
They don’t. Each city’s line is measured against its own 2025 average, so all four sit near 100 in 2025. The lines show how prices changed, not which city is more expensive. The table shows the actual price per square foot.
Does this include townhouses or houses?
