GTA West Townhouse Price Index

What a square foot of townhouse actually sells for in Mississauga, Oakville, Burlington and Milton, condo and freehold together, tracked month by month from closed MLS® sales. Updated each month, free to quote and download.

In the three months to September 2026, townhouses in Mississauga, Oakville, Burlington and Milton sold for a median of about $533 per square foot, 5.6% lower than a year earlier. That puts the GTA West Townhouse Price Index at 93.9, where the 2025 average is 100.

How to read the index

The index follows one number: the price a townhouse sold for, divided by its size. It counts both kinds of townhouse. A freehold townhouse comes with its own land and no condo fee. A condo townhouse shares its land with the complex and pays a monthly fee for upkeep. The table splits the two, because the fee changes what a buyer will pay for the same space. The index number makes the trend easy to read. The 2025 average is set to 100. A reading of 95 means a square foot sold for 5% less than it did on average in 2025. Each city is measured against its own 2025 average, so the lines show how prices moved, not which city costs more. For that, use the price per square foot table.

How it is calculated

Source. Closed sales of condo townhouses and freehold townhouses reported on the TRREB/PropTx MLS® system in Mississauga, Oakville, Burlington and Milton. Semi-detached and detached houses, rentals and listings that did not sell are left out. The data starts in November 2024, the first month with complete sold records in our feed.

The measure. For each city, type and month we take the median sold price per square foot. Listings give size as a range, such as 1,500 to 1,999 square feet, so we use the middle of the range. Listed sizes often leave out a finished basement, so treat price per square foot as a way to compare, not an exact measure.

Combining the two types. Each month, the condo and freehold medians are blended, weighted by how many of each sold. The by-type table shows each one on its own.

Smoothing. Each figure is a three-month average: the monthly figures for that month and the two before it, weighted by sales.

The index. Each city’s three-month figure divided by its own 2025 average, times 100. GTA West combines the four cities, weighting each by its sales that month.

Small samples. A three-month figure needs at least 12 sales. A neighbourhood needs at least 20 sales over the last 12 months to be listed, and its figure blends all of them, weighted by sales.

Revisions. Late-reported sales can move the newest two months a little. After that, each month is locked and never changes.

What is the GTA West Townhouse Price Index?

A monthly measure of what townhouses sell for per square foot in Mississauga, Oakville, Burlington and Milton. It covers condo and freehold townhouses, uses closed MLS® sales, not asking prices, and sets the 2025 average to 100 so you can see how prices have moved since.

Why combine condo and freehold townhouses?

Buyers shop them side by side, and together they give every city enough sales for a steady monthly figure. The by-type table shows each kind on its own, so you can still compare them.

Why does a freehold townhouse often cost more per square foot?

A freehold owner owns the land and pays no monthly condo fee. A condo townhouse buyer takes on that fee, which lowers what they can pay for the home itself. Lot size, age and location matter too.

How often is it updated?

Once a month, early in the month, when the previous month’s sales are in. The newest two months can shift slightly as late sales are reported. Older months are locked.
