Getting the most out of an open house

Plan a route before the weekend. Pick three or four homes close together, check the times, and leave enough time to look around the street and the area, not just the house.

Look past the staging. Check the windows, the roof and the furnace age, look for water stains in the basement, and open a few closets and cupboards. For a condo townhouse, ask what the monthly fee covers.

When are most open houses?

Most public open houses run on Saturday and Sunday afternoons, usually for about two hours. Many are added on Thursday or Friday, so check back late in the week.

Do I need to book before going to an open house?

No. A public open house is open to anyone during the posted time. You'll usually be asked to sign in at the door. If you can't make the time, ask for a private showing instead.

Should I bring my own agent?

It's a good idea. The agent hosting the open house works for the seller. An agent who represents you works for you, can tell you what similar homes sold for, and can help you write an offer.

Why are there so few condo apartment open houses?

Many condo buildings limit open houses because of security and elevator rules, so most condo apartments are shown by appointment. Detached homes and townhouses make up most open houses.

What should I bring to an open house?

Bring your phone for photos (ask first), a list of questions, and a measuring tape if you want to check room sizes. Write down notes before you leave, because homes blur together after a few visits.
