In a condo townhouse, the condominium corporation maintains the exterior and grounds, and you'll follow its rules on parking, pets, garbage and changes to the unit. Utilities are usually billed separately in both, so ask for typical gas, hydro and water costs.
What to confirm before you sign
Ask how many parking spaces come with the home, whether the garage is yours to use, and whether the basement is included or rented separately. In Ontario, the landlord should use the standard lease form, and upfront payments are limited to last month's rent and a key deposit you get back; a damage deposit isn't allowed. Check when the home was first occupied, because homes first lived in after November 15, 2018 aren't bound by the yearly guideline, although increases still need ninety days' notice and can happen only once a year; Ontario’s rent increase rules explain the details.
