Townhouse rentals follow the neighbourhoods built with lots of them. Erin Mills and Churchill Meadows in the west have the most, from 1980s condo complexes to newer freehold rows, close to Erin Mills Town Centre and Highway 403. Hurontario has many complexes near the future LRT stops, Applewood and East Credit have established communities, and Clarkson and Meadowvale Village add options near GO stations and the Credit River.

How does renting a townhouse differ from renting an apartment?

You'll usually get more space and privacy, but more responsibility too. Ask who clears snow, cuts the grass and deals with the garage door and appliances; in freehold homes the lease often gives some of that to the tenant, while in a condo complex the corporation handles the exterior and common areas under its own rules. Utilities are usually separate in a townhouse, so budget for gas, hydro and water, and ask the landlord for recent bills.

What should you confirm before signing?

Check how much parking comes with the home and whether the garage is included; many complexes limit visitor parking. Find out whether the basement is part of your unit or rented separately, since that affects noise, laundry and storage. On the paperwork side, a landlord in Ontario can ask for last month's rent in advance and a refundable key deposit, but nothing for damage, and the standard lease form should be used. If the home was first occupied after November 15, 2018, the yearly rent guideline doesn't cap future increases, though they're still limited to once a year with ninety days' notice. Take dated photos at move-in and arrange tenant insurance.
