What kind of homes are for sale in Southwest Oakville?
Every current listing here is a detached house. Streets such as Walby Drive, Wolfdale Avenue, Spring Garden Road, Venetia Drive, Warland Road and Westminster Drive were largely built after the Second World War, and many of the original bungalows and split-levels have been renovated or replaced with custom homes. Properties along Lakeshore Road West and the streets closest to the lake command the highest prices, and some are waterfront. What is it like to live in Southwest Oakville?
The lake is the centre of life here. Coronation Park, at 1426 Lakeshore Road West, is one of Oakville's largest waterfront parks, with beach access, trails, play areas and a splash pad, and the Waterfront Trail runs along the shore. Appleby College, a private day and boarding school, is on Lakeshore Road West, and public schools come under the Halton District School Board and the Halton Catholic District School Board; confirm the school for your address. Bronte village and downtown Oakville are each a short drive or bike ride away, and Bronte GO and Oakville GO both offer Lakeshore West service.
What should buyers check on a lakeside property?
Near the lake, check whether the lot falls within Conservation Halton's regulated area, which governs shoreline work, additions and some landscaping, and ask about the condition of any break wall. Older houses need the usual checks on electrical, plumbing, foundations and roofs, and an early insurance quote. If you plan to rebuild, confirm the zoning, Oakville's limits on house size relative to lot area, and tree protection rules, and look at recent Committee of Adjustment decisions on nearby streets.
Southwest compared with its neighbours, and pricing
West Oakville, just north, has similar post-war streets at somewhat lower prices away from the lake. Bronte, to the west, adds a harbour, village shops and condos. Old Oakville, to the east, has the heritage districts and downtown.
