Living in Northwest
Oakville, ON
What kind of homes are for sale in Northwest Oakville?
Almost everything here is new construction, sold by first owners or as assignments. Freehold townhouses on Shevchenko Boulevard, William Halton Parkway, Kaniv Street and Marvin Avenue make up most listings, with detached houses on streets such as Harasym Trail and Ripplewood Avenue. Supply is small today and will grow as more phases are finished. To see Oakville by type, go to Oakville freehold townhouses or Oakville homes for sale.
What should you check when buying new here?
New homes carry Tarion warranty coverage in stages over seven years, so confirm the possession date and which coverage remains, and ask whether the seller reported any deficiencies to the builder. On an assignment, the builder usually has to consent and may charge a fee, and closing can include development-charge adjustments and utility connection fees, so have a lawyer review the original agreement. Check whether the furnace, water heater or air conditioner is rented, and look at the Town's planning maps for what's approved on nearby land, since this part of North Oakville will keep building out.
What is it like to live in Northwest Oakville?
This is a young community, so parks, schools and shops are still arriving; for now, many daily errands happen along Dundas Street and in the established neighbourhoods to the south. Oakville Trafalgar Memorial Hospital is close, and Highway 407 is just north. Schools come under the Halton District School Board and the Halton Catholic District School Board, and students may be assigned to holding schools until new ones open, so confirm the arrangement for your address. Bronte GO is the nearest train station, a drive south.
Nearby communities and pricing
Westmount, just south, is further along, with condos, townhouses and the hospital on its doorstep. Glenorchy, to the east across Sixteen Mile Creek, is a newer community with more amenities in place, and Bronte Creek is near the provincial park. The area doesn't yet have enough sales for its own market report, so use the Oakville market report and compare recent sales of the same builder models.
