Who we help
Downsizers
Leaving a family home after many years is a big step. We help you decide what is worth fixing and what to leave, choose a moving date that suits you, and find a smaller place that fits. That might be a bungalow, a townhouse or a condo. We go at your pace and handle the details. Our step-by-step downsizing guide is a good place to start.
Moving up
Growing families often need another bedroom, a yard or a different school. We line up the sale of your townhouse, semi or condo with the purchase of your next home, so you are not paying for two places or rushing into the wrong one. A semi-detached house is often the next step up from a townhouse.
Right-sizing or relocating
Sometimes the right move is a different neighbourhood, or a nearby city with more space or a shorter commute. We also work in Oakville, Burlington and Milton, so one agent can handle both ends of the move.
What makes selling in Mississauga different
Houses sell street by street
South of the QEW, in Lorne Park and Mineola, lot size and the street itself drive the price, and some buyers want a lot they can renovate or rebuild on. In family areas like Churchill Meadows, Erin Mills and Meadowvale, buyers look hard at schools, layout, parking and the basement. So we price a house against sales on your own street and the streets around it, not a city-wide average.
Townhouses come in two kinds
A freehold townhouse and a condo townhouse can look the same from the street. But one usually has no monthly fee and the other does, and buyers treat them very differently. For a condo townhouse, buyers will check the fees, the reserve fund and the status certificate. We make the difference clear in the listing so the right buyers book showings. Here is how freehold and condo townhouses differ.
Older houses are judged on their updates
Many Mississauga neighbourhoods, like Cooksville and Clarkson, have semis, backsplits and detached homes built from the 1960s to the 80s. Buyers compare them with newer townhouses at a similar price. The roof, windows, furnace and electrical make a real difference, so we list what has been updated and when.
Condos compete with each other
In City Centre and around Square One, many towers stand side by side, so buyers can often compare several similar units at once. Price, condition and photos matter a lot. Many units are also rented out. If yours has a tenant, we plan showings and timing around them from the start.
Being near a GO station is a selling point
Commuters pay attention to transit. The Lakeshore West GO line stops in Port Credit and Clarkson. The Milton GO line stops in Cooksville, Streetsville and Meadowvale. If your home is close to a station, we make sure buyers know it.

How we sell your Mississauga home
- 1
Price it from real sales
We start with what similar homes actually sold for: on your street for a house, in your complex for a townhouse, in your building for a condo. Not what they were listed at. Then we adjust for size, lot, layout, parking, updates and condition, and walk you through the sales behind the number.
- 2
Plan your next move
If you are buying too, we decide together whether to buy first or sell first, and set closing dates that give you time to move. If the dates overlap, your lender can explain bridge financing, a short-term loan that covers the gap.
- 3
Get the paperwork ready
For a house, we gather permits, upgrade receipts and survey details if you have them. For a condo or condo townhouse, we order the status certificate early and check the fees and reserve fund. Buyers trust a home that comes with answers.
- 4
Prepare it and show it well
You get a short list of fixes that are worth doing, and we tell you which ones to skip. Then professional photos and video show the home at its best. There are more tips in preparing and staging your home.
- 5
Put it in front of the right buyers
Your home goes on MLS® and realtor.ca. It also shows on this site, on its own neighbourhood or building page, where Mississauga buyers already come to compare homes.
- 6
Negotiate and close
We go through every offer with you, line by line. Price matters, but so do the conditions, the deposit and the closing date. Our guide to offer conditions in Ontario explains each one. We stay with you until closing day.

Questions Mississauga sellers ask
How much does a realtor charge to sell a home in Mississauga?
There is no set rate. In Ontario, commission is agreed between you and the brokerage and written into the listing agreement. It often includes an amount offered to the buyer’s agent. Ask any agent exactly what their fee covers, such as photos, video, staging advice and how long the agreement lasts.
Should I buy my next home first or sell first?
It depends on your finances and how quickly homes like yours are selling. Selling first means you know exactly what you have to spend, but you may need somewhere to stay in between. Buying first means you know where you are going, but you may carry two homes for a while. We weigh both with you, and your lender can tell you what bridge financing would cost.
I am downsizing after many years in my house. Where do I start?
Start with a price opinion and a short list of what is worth fixing. Long-time owners often spend money on things buyers do not value, and skip the ones they do. Then we work back from the date you want to move, so sorting, repairs, photos and showings each get enough time.
Do you only sell condos?
No. Despite the name, we sell detached houses, semis, townhouses and condos across Mississauga, Oakville, Burlington and Milton.
How long does it take to sell a home in Mississauga?
It depends on the type of home, its price and the season. Houses, townhouses and condos often sell at different speeds, even in the same month. The market snapshot on this page shows the current days on market across Mississauga, updated monthly.
Can I sell my home with a tenant living in it?
Yes. You can sell with the tenant staying on. In many cases, a buyer who plans to live in the home can have the tenant given notice once the sale is firm. Ontario’s tenancy rules set the notice period and require compensation for the tenant. Showings also need proper written notice. We plan all of this with you before listing.
What is a status certificate, and who orders it?
It is a package from the condo corporation, for a condo or condo townhouse. It shows the budget, fees, reserve fund, rules and any legal issues. Buyers usually make their offer conditional on reviewing it, so sellers often order it early. The corporation has 10 days to provide it once requested and paid for.
Is the home value estimate free?
Yes. The online estimate works for houses, townhouses and condos, using recent sales of similar homes nearby. A house’s range is wider, because lots and updates vary so much, so we also offer a visit for a more exact number. There is no cost and no obligation to list with us.
